The subject property, known as Ridgeway Landing, is a 73.5 acre parcel inside the City Limits. The area is bordered on the west by the South Santiam River and by Berlin Road on the east, and is located at the western Toot of Ridgeway Butte. The request is to amend both the Comprehensive Plan Map and Zoning Map from Residential Mixed Density (RM) to Mixed Use (MU). The proposed changes would allow a variety of development, from residential to commercial to light industrial. The City has a large overabundance of residential lands, and a scarcity of mixed use and commercial lands.
