Abstract
The 122nd Avenue Station Area Study: Implementation Amendments contains City Council
adopted amendments to the Comprehensive Plan, Comprehensive Plan Map, Zoning Map,
Zoning Code, and Community Design Guidelines for the area near the 122nd Avenue MAX
light rail station. The amendments generally implement the land use and development
design recommendations of the 122nd Avenue Station Area Study: Phase One Report and
Recommendations (Appendix 2). The phase one report recommended changes in land use
and development policies and regulations to allow development flexibility for auto-oriented
land uses and those that use exterior display and storage near the 122nd Avenue Transit
Station, while maintaining aspirations for higher density, transit-supportive development in
