The ordinance adopts a supplemental map for coastal erosion hazard zones along dune and bluff backed shorelines. The ordinance also codifies a requirement that development in ocean bluff areas be set back from the edge of the bluff a distance of at least 60 times the annual erosion rate plus five feet. Standards for geologic hazard reports are established, and compliance with requirements of geological reports is required. Tnese provisions were originally adopted in 2007, and this ordinance is primarily organizational in nature, providing clarification of standards and adding several definitions. The amendments are proposed following approximately four years of applying the standards to several commercial projects. One privately-owned property is proposed for rezoning to a single-family designation; that parcel was subject of a land transaction to provide better connectivity to tne City's "Agnes Creek Open Space".
