Abstract:
In conducting this study, specific trade areas
were defined. The Corridor's neighborhood
(1-mile) and community (3-mile) trade areas,
drawn as concentric circles originating from
its center point at the intersection of SE 82nd
Avenue and Mill Street, were selected based
upon a variety of factors, including, but not
limited to, recent redevelopment, population
demographics, business association activity
and geographic proximity to other major
malls and retail centers that are likely to compete
with Corridor businesses for customers. While retail and commercial service businesses along the Corridor
serve customers beyond the trade areas selected for this study, the majority of customers are presumed to originate
from within a 3-mile area given the predominance of small businesses and neighborhood retailers along the Corridor.
The sales gap analysis will identify gaps in the existing business mix for the neighborhood and community
trade areas and identify industries where there is a surplus of goods and services. [From the document]
